Macau Set to Gain Over 4,000 New Hotel Rooms

STR reported China hotel data for the week ended January 25. Hotel RevPAR in China was down -19.2% year over year. While up against an easy comp of a decline of -11.2% in the year-ago week, this week also was impacted by the timing of Chinese New Year, a couple of weeks earlier this year. ADR was only down -0.1% year over year for the week but occupancy was down -19%.
The timing of the actual CNY may be behind a drop of -34.9% in the visitor arrivals for the first day of the Golden Week in Macau. The first official day brought 78,968 arrivals, way down from last year. The big difference is last year’s first official day was on a Friday while the Year of the Wood Snake took place mid-week with the first official day of the Golden Week being on a Tuesday. Arrivals from Mainland China were down -36.8% to 52,202.
Macau’s Land and Urban Construction Bureau reported that there were 2,928 hotel rooms being built in Macau at the end of 2024. There were four hotel projects under construction and a further 10 undergoing government approval as of the three months ended December 31, 2024. All together that would add up to 4,229 new hotel rooms if all are constructed. Most of the new supply already built will be on Cotai, mostly from Galaxy Entertainment, with only 204 rooms being developed on the Macau peninsula. Of the ten hotels awaiting government approval, nine of them are on the peninsula. Macau’s Statistics and Census Service reported there were a total of 146 hotels in Macau as of the end of December, providing 43,044 rooms in aggregate.
Sands China’s Londoner Grand Hotel, the former Sheraton Grand Macao, has around 1,000 rooms and suites back online and available in time for the Lunar New Year holiday. The full 2,405 rooms and suites will be completed in May. Once complete, the Londoner Grand will have 1,500 suites and 905 standard hotel rooms.
IHG’s Kimpton Hotels & Restaurants will make its grand debut in Malaysia in the third quarter of 2025. The Kimpton Kuala Lumpur will be nestled within The Exchange TRX, the crown jewel of the Tun Razak Exchange. The integrated development blends residential, commercial, and lifestyle spaces, all centered around a 10-acre public park. Kimpton Kuala Lumpur will have 471 rooms, three food and beverage outlets including a rooftop bar and restaurant and a deli-grocer café. Other amenities will include an outdoor rooftop swimming pool, lifestyle gym, and event spaces.
IHG’s Regent Hotels & Resorts brand is holding the soft opening of the Regent Bali Canggu, marking the return of the Regent brand to Bali, Indonesia. The property is made up of 150 suites and villas, located across 14 acres of seaside gardens. The suites start at 818 square feet and go up to 6,652 square feet for the open-plan Two Bedroom Penthouse with a private pool. The largest villas come with kitchens or pantries plus access to Regent Club. Eventually, there will be five dining concepts. The property also includes the world’s very first Regent-branded spa, dubbed Regent Spa & Wellness.
Hoshino Resorts announced the 187-room RISONARE Shimonoseki in Shimonoseki City, Yamaguchi Prefecture in Japan is the last property to join its collection. This is their first foray into the Chugoku, Shikoku, and Kyushu regions. Every guestroom will have an ocean view with surrounding gardens and an infinity pool. The property forms part of a joint agreement on community revitalization between Hoshino Resorts and Shimonoseki City, called Arukaport Karato Master Plan, which aims to enhance the overall appeal of the region for visitors. The development concept is to create a port city, Takaport, based around the Kanmon Strait.
Japan Hotel REIT Investment Corporation confirmed the acquisition and leasing of the Hilton Fukuoka Sea Hawk, a full-service hotel located in Fukuoka City. The hotel is managed by Hilton. Japan Hotel REIT plans to sell Washington Hotel Plaza Hakata in a move to optimize its portfolio, reflecting its active asset management strategy.
ITC Hotels, with an underwhelming public market debut, is actively trying to tell their story. ITC Hotels said they are planning to expand to over 200 hotels in five years, with an asset-right expansion strategy. Their current portfolio exceeds 140 properties.
Monday Hotels Group announced the signing of a new property in the city of Rajahmundry in Andhra Pradesh, India. Bee-stay by Monday Hotels has 48 rooms, a restaurant, and banqueting facilities. The hotel is 12 kilometers from Rajahmundry International Airport. Monday Hotels Group said this property will complement their existing three hotels and the additional three properties that are anticipated to open shortly.
Indian Hotels Company announced the signing of La Estoria, Goa – IHCL SeleQtions in the coastal village of Candolim. The hotel combines Goan-Portuguese design with modern elegance. La Estoria is near Candolim Beach and has 122 rooms, each with a private balcony. Hotel amenities include Italian restaurant Trattoria and the Canterbury Bar, along with a gym, open swimming pool, and a spa. With the opening of La Estoria, IHCL operates 16 hotels in Goa with four more under development.
