Mint House Acquires Locale to Push Residential Hospitality

STR reported U.S. lodging data for the week ended February 8. U.S. hotel RevPAR was down -2.7% with rates down -2.2%. Group RevPAR was up 2.6%. It appears the boost to New Orleans for the Super Bowl was not enough to make up for the decline in Las Vegas, which had the Super Bowl last year.
Marriott International is elevating the luxury all-inclusive landscape with the continued expansion of its All-Inclusive by Marriott Bonvoy portfolio. Building on the success of its first luxury all-inclusive property, Sanctuary Cap Cana, a Luxury Collection Resort in the Dominican Republic, Marriott has introduced new destinations to its expanding lineup. Recent additions include Almare, A Luxury Collection Resort, Isla Mujeres, Mexico and Paraiso de la Bonita, a Luxury Collection Resort, Riviera Maya. Scheduled to debut in Spring 2025, W Punta Cana is set to open with 340 suites, dynamic culinary concepts and the AWAY Spa. Marriott International is set to further enhance its luxury all-inclusive portfolio by incorporating prestigious brands such as JW Marriott and The Ritz-Carlton. Future developments include the upcoming JW Marriott All-Inclusive in Costa Mujeres, Mexico, and the JW Marriott in Marica, Rio de Janeiro, Brazil.
Spark by Hilton has reached a significant milestone of 100 open hotels in less than 18 months since its inception. The brand has over 230 hotels in its pipeline. Among the recently opened Spark by Hilton hotels are properties in Bentonville, Santa Nella, and Hershey. The brand is also set to debut in Asia, following a strategic licensing agreement to open 150 Spark by Hilton hotels across India.
Developers behind a proposal to operate a hotel at 300 Main Street in downtown Stamford, Connecticut, have a firm tenant for the building, they told the Zoning Board: Hilton Hotels. The development team hoping to convert an old office building into a hotel with 149 rooms and a ground-floor restaurant have signed an agreement with Hilton for a Hilton Curio.
The Bellevue in Philadelphia, part of The Unbound Collection by Hyatt announced its official grand opening on February 11, 2025, following extensive renovations that have revitalized the historic landmark. Major debuts include the November 2024 unveiling of 184 newly restored guestrooms, including 39 suites, as well as The Sporting Club, a luxury wellness destination. The Bellevue features a rooftop restaurant on the nineteenth floor, over 30,000 square feet of event spaces across three floors run by Cescaphe, and The Residences at The Bellevue, a total of 155 luxury rental apartments.
The former Dearborn Hyatt is now set to be redeveloped as half hotel rooms, half apartments. The Planning Commission of Dearborn, Michigan has approved a plan that calls for converting the 18-story crescent-shaped hotel building into 258 apartments and 216 hotel rooms. It also envisions two restaurants on the second floor and a lounge of the sixteenth. The property’s owner of record is Willowbrook LLC.
IHG Hotels and Resorts announced the opening of a newly converted Candlewood Suites in Annapolis, Maryland. The hotel features 97 rooms, an outdoor gazebo grill, indoor pool and a gym. Candlewood Suites Annapolis operates under the ownership of Womack Hospitality, LLC and management of Baywood Hotels, Inc.
The Sanderling Resort, in Duck, North Carolina, will become the destination’s most luxurious beachfront escape when it unveils a transformative redesign in spring 2025, marking the property’s fortieth anniversary. The Sanderling Resort offers a two-story Beach House - where The Sanderling’s lobby and check-in, Beach House Bar, and 123 guestrooms and retail reside. The Residences at The Sanderling Resort, a collection of six 3-, 4-, and 6-bedroom vacation homes accommodating between eight and 16 guests, offer travelers a refined option for extended stays or large family get-togethers. Slated to open Memorial Day weekend is Theodosia, a culinary concept. The resort also boasts a fitness center and debuting this spring is the resort’s new Sunset Ballroom, an 8,500 square foot waterfront venue.
Mint House announced its acquisition of Locale, a leading player in the residential hospitality industry. This deal marks a pivotal moment for Mint House, driving operational scale and solidifying its position within the industry as the preferred choice for travelers seeking high-quality accommodations and multifamily owners to maximize building profitability. The transaction consideration includes both case and stock and Mint House investors are supporting the deal through the investment of additional capital. Mint House is also expanding its footprint with new openings this year. The company recently announced the upcoming launch of its fourth location in Nashville, TN at Marathon Village, and will open its first location in Washington, D.C. in Spring 2025. Locale’s acquisition adds to this growth, with planned openings in existing and new markets such as Menlo Park, California; Madison, Wisconsin; and Phoenix, Arizona. Locale’s properties will be rebranded and integrated into Mint House’s portfolio, brining the company to a total of 22 properties in 13 markets across the U.S.
The Governor of Jalisco, Mexico, participated in laying the fist stone of Thompson Vallarta Hotel & Residences, a complex that will represent a private investment of $250 million. The new tourist complex will have 84 rooms, 130 luxury condominiums and 27 fully equipped residences, and is estimating that its opening will be by the end of 2027.
Field & Stream Lodge Co., announced the debut of its first property: Field & Stream Bozeman. The 179-room property will feature an indoor pool and hot tub, 29,000 square foot backyard offering a landscaped courtyard with canoe-shaped fire pits, live log seating and tent-like canvas umbrellas. For groups and events, the Lodge provides a variety of offerings from 3,800 square feet of private meeting space to full property buyout. The lodge also features The Supply Shop offering sundries, souvenirs, and outdoor essentials. Reservations for Field & Stream Bozeman are now open for stays beginning May 2025.
An investor that targets hotels in the New York City area has acquired the Hotel Mirage in Brooklyn’s Bedford-Stuyvesant neighborhood. The hotel was sold for $14.5 million to a company affiliated with hotel developer Parmod Chadha, according to New York City public records. The Chadha affiliate also entered a $14.5 million loan agreement on the five-story hotel property with Spring Bank as part of the acquisition. The site had been owned by a company affiliated with Harshad Patel since 2015 records show. Hotel Mirage is part of a small cluster of two- to three-star hotels along Atlantic Avenue, which includes The Brooklyn Hotel, La Quinta Inn & Suites by Wyndham, Arena Hotel, Hotel Lynx and the Atlantic Motor Inn.

Launching in partnership with SummerHill Apartment Communities, this unique concept offers 109 fully-furnished one and two-bedroom units in the heart of Silicon Valley. Placemakr Santa Clara features amenities including a pool, co-working and conference spaces, indoor/outdoor lounges, a game room, EV charging stations, a pet wash station, a gaming courtyard, a fitness studio and a resident lounge.
