Kimpton Adds Resorts, Goldman Sachs Buys Resorts

Kimpton’s first-ever resort in the Western Caribbean is officially opening this summer, with the debut of the new Kimpton Grand Roatan in the Bay Islands of Honduras . According to The Wall Street Journal,  Goldman Sachs  is investing between 150 million and 200 million euros in  three seaside resorts  in the northern region of  Halkidiki . Key International  completed the purchase of  The Perry Hotel  on the waterfront in  Key West, FL  as part of an ambitious expansion of its $2 billion portfolio.

The Hotel Sector Rebound Rolls on

DJIA, Nasdaq, and S&P 500 all rose on Friday, and lodging stocks saw gains as well. New properties were acquired or announced in Montana, Atlanta, Ohio, Texas, Colorado, and Madrid. Multiple hotels were sold, and Blackstone secured a €680 million loan for Hotel Investment Partners.

Hyatt Announces Major Mexico Expansion

TD Cowen upped their price targets on Hilton to $142 from $140 and Marriott to $172 from $170. HVS gave their findings from the Hunter Conference . HVS said early 2023 comparisons continue to look favorable with easy comparisons in 1Q due to last year’s Omicron outbreak. Canada’s hotel performance increased from the previous month, with February RevPAR exceeding C$100 for the first time on record

Red Roof to Add 50 Properties This Year

Red Roof will open 50 properties, new builds and conversions , in 2023, representing 60% year-on-year growth. The Greater Las Vegas Short-Term Rental Association wants the Supreme Court to rule on the constitutionality of short-term rental regulations in Clark County, Nevada. The newly minted penny stocks, VCSA and SOND, both traded down to new lows, dropping another -4% and -7% respectively. SLNA hit a new low, down another -7%.

Despite the jitters and dire predictions we have been hearing for getting close to a year, lodging demand remains consistent with any concern of deterioration stemming from headline economic risk not yet manifesting in fundamentals. Baird reported on something we touched on recently, insider buying at lodging companies . A majority of the U.S. corporate travel buyers expect their company’s business travel to ramp up and return to pre-pandemic levels by the end of 2023

Hotels Spend Big on Renovations and Expansions

Truist lowered their price target on Park Hotels & Resorts to $19 from $20 while maintaining their Buy rating. BRE Hotels & Resorts and The Ritz-Carlton, Kapalua are celebrating the recent success of the property following a $100 million transformation. The iconic Fairmont Hotel in downtown Vancouver, Canada, is looking to expand with an annex tower, but it will not provide any additional hotel rooms.

Optimism About 2023 Deal Volume

Wyndham Hotels & Resorts Inc . upped their quarterly dividend by 9%, announcing a quarterly cash dividend of $0.35 per share up from the $0.32 a share quarterly dividend they paid during 2022. CoStar said that most Lodging Industry Investment Council members expect full-year lodging real estate transactions in 2023 to exceed the volume in 2022. A joint venture of NewcrestImage and Hospitality Capital Partners completed the acquisition of 11 hotels in seven states with a total of 1,551 rooms.

The Earnings Parade Continues

The earnings parade continues with REITs dominating the past 24 hours. PebbleBrook Hotel Trust reported 4Q results that matched their pre-announcement but gave 1Q guidance that was softer than expected. Sunstone Hotel Investors results came in slightly ahead for 4Q with an extra $10 million insurance gain also put in there. Park Hotels reported strong results even with San Francisco continued weakness. PK said group revenue is back to 83% of pre-pandemic levels.

Shipping Container Hotel Coming to Indianapolis

The Baird/STR Hotel Stock Index was up 16.4% in January from December. The Hotel Brand sub-index was up 16.2% and the Hotel REIT sub-index rose 17.1%. Hilton, Easton’s Group of Hotels and the Gupta Group announced the opening of Canopy by Hilton Toronto Yorkville, marking the brand’s Canadian debut. The DJIA rose 130 points on Friday while Nasdaq was down 69, the S&P 500 was down 11 points and the 10 year treasury yield took a breather, down -0.4 to 3.83%. Lodging stocks were lower.

Airbnb Has Its First Profitable Year

Airbnb definitely got a better response from investors on their 4Q earnings report than traditional lodging analysts. Choice Hotels continued the parade with 4Q revenue and EBITDA comfortably above estimates with the Radisson acquisition helping with that. STR reported U.S. lodging data for the week ended 2/11. RevPAR was up 18.9% year over year.
