Pebblebrook Hotel Trust cut their guidance for 4Q , citing a demand impact from Hurricane Nicole in November and weaker business/leisure demand at the end of that month. STR said US hotel RevPAR the week ended 12/17 was up 12% year over year while up 35% over the week in 2019 . U.S. hotel occupancy for Christmas and New Years mirrors 2019 trends , with warm destinations proving popular according to Amadeus .

Baird picked the hotel real-estate investment trust Xenia Hotels & Resorts as their Best Idea for 2023. The Wall Street Journal published a very positive article on Hilton , including an interview with CEO Chris Nassetta . Pyramid Global Hospitality closed the acquisition of the operating division of Provenance Hotels .

JP Morgan said they see more compelling value and better risk-rewards in gaming versus lodging , given better values and differing sets of investors’ expectations for fundamentals. Barclays gave their US Gaming, Lodging & Leisure outlook, saying their preference is the Cruise Lines out of the sub-sectors. Highgate has entered into a definitive agreement to purchase Viceroy Hotels & Resorts.

We may be seeing a short week slowdown already starting in the financial markets. Lodging stocks were modestly lower. Deutsche Bank 's  Gaming, Lodging, Leisure & Restaurant Conference 'soverarching chorus was stability in trends and company outlooks. Pebblebrook Hotel Trust , in their monthly update, referenced that the end of October brought a return of seasonality.

The DJIA fell 91 points, Nasdaq was down 53, the S&P 500 fell 25 points and the 10-year treasury yield rose another .10 to 4.23%. Truist believes the companies most likely to see the greatest degree of earnings outperformance this 3Q earnings season will be those with the highest exposure to the group segment. The DJIA  rose 19 points, Nasdaq was up 27, the S&P 500 was up 10, the 10-year Treasury yield was down .01 to 2.88% and lodging stocks were higher on a calm day in the market. B.Riley Securities upped its price target on Ashford Inc to $23 from $19. Pebblebrook Hotel Trust said total revenue in July topped pre-pandemic levels for the first time since the onset of the pandemic.

Membership Collective Group shares took it on the chin today, announcing 2Q results on a day when investors were not in the mood for anything. Host Hotels’ price target was raised to $20 by Citigroup . Baird issued a bullish report on Apple Hospitality REIT but removed the Bullish Fresh Pick designation as shares have increased 18% since their positive call in late June.
