Pebblebrook Hotel Trust and Summit Hotel Properties reported solid fourth-quarter earnings. Plus, hotel deal and development news.

The last big burst of lodging earnings reports came out, with the biggest 24-hour total of reports, and they were well received. Marriott Vacations Worldwide had the best response, most likely because the third quarter of 2025’s earnings report and conference call were considered disasters. With a new CEO and a new outlook, VAC posted a nice EBITDA beat and a 2026 guide that was above expectations. The result was a huge jump in the stock at the open, which moderated during the day but remained well into the high teens in the afternoon. Even with a better-than-expected quarter and higher guidance than consensus, Hilton Grand Vacations did not get the same result. It could be that investors rotated out of HGV, which had been trading a couple of points from a 52-week high, into VAC, which, even at the high today, was still $15 from its 52-week high.
