Hilton Adds 2 Properties in Maui

Hilton is expanding on Maui with a new Hampton Inn & Suites opening in April and the conversion of Maui Seaside Hotel into a Tapestry Collection by 2026.

The DJIA was up 335 points on Friday, Nasdaq rose 292, the S&P 500 was up 59 points, and the 10-year treasury yield was flat at 4.61%. Lodging stocks were modestly higher.

Argus Research upped their target price on Marriott International to $330 from $300. They maintained their Buy rating.

Wells Fargo cut their price target on Airbnb to $96 from $100. They maintained their Underweight rating.

Hilton is adding two hotels on Maui, including the conversion of an existing hotel to Tapestry Collection by Hilton and a brand new Hampton Inn & Suites by Hilton nearing completion. Hampton Inn & Suites Maui North Shore in Kahului is expected to open in April with 136 rooms. Neighboring the hotel is Maui Seaside Hotel which will later be converted to a Tapestry Collection in mid-2026. The Maui Seaside Hotel is a 195-key low-rise hotel and was acquired by ASAP Holdings in 2022.

A proposed hotel project in downtown AtlantaGeorgia, could bring nearly 400 rooms to a site near Emory University Midtown Hospital and the Winship Cancer Institute. The site is slated for two 12-story hotels under the Hilton and Marriott brand, the Atlanta Business Chronicle reported. The developer behind the project is Atlanta Hotel Development LLC, which acquired the property in 2023. Horizon Hospitality Management Inc. is involved with the project. One hotel will be flagged under Hilton's Motto brand, while the other will operate as a Marriott TownePlace Suites.

Downtown Denver's landmark Denver Union Station and The Crawford Hotel recently completed a major refresh, including extensive updates to the soaring Great Hall and a redesign of each of the hotel's 112 guestrooms. The property is home to several local shops and restaurants. Denver Union Station is owned by the Union Station Alliance, which is made up of Sage HospitalityMcWhinneyCity Street InvestorsBelz AssociatesLarimer Associates and Urban Neighborhoods.

The 157-room Radisson Red Miami Airport was sold for $22 million. Kabani Hotel Group brokered the deal. The South Florida Business Journal reported that an affiliate of Kapstones acquired the property from Miami River Point Hotel LLC.

The Clocktower Hotel at Century House, part of the Ascend Hotel Collection, celebrated its grand opening in LathamNew York, on January 15, 2025, following extensive renovations and rebranding. Originally a Comfort Inn, the hotel underwent a transformation led by Sunrise Management & Consulting, which began after the company acquired the property in 2023 and involved a $5 million investment in renovations and improvements.

Hotel Roanoke, in RoanokeVirginia, has opened its new spa space with several treatment rooms for individuals and couples, as well as a foot sanctuary.

The MGM Grand hotel-casino is undergoing a $300 million room and suite renovation in the resort's main tower, with the first batch of rooms opening this weekend, according to the LV Review JournalMGM Resorts International is upgrading more than 4,200 rooms and suites. The remodel will result in the creation of more than 110 new suites, with roughly 350 standard-size rooms on three top-level floors being converted and combined into larger spaces. Construction started last month and is expected to be complete by December.

In Boulder CityColorado, city council members approved a controversial expansion project at the St. Julien Hotel. Once complete, the expansion is expected to add a 55-foot tall building next to the hotel that features extended-stay hotel rooms and a new event space.

Now Now NoHo, located on Bowery in the heart of NoHoNew York City, is now accepting reservations for April 1, 2025 and beyond. Now Now NoHo offers 180 small sleeper cabins designed for adventurers seeking a unique and affordable way to explore New York City. The hotel offers a pre-arrival self-check-in through mobile app, in addition to check-in kiosks in the lobby, which also offers a retail area. Communal spaces for guests to gather include the Guest Lounge, which offers a community calendar and a vending machine.

HVS Brokerage & Advisory announced the sale of the 73-key Hampton Inn & Suites by Hilton Houston—Cypress Station in HoustonTexasRS 150 Hospitality LLC purchased the hotel from Door Capital Partners.

Cronheim Hotel Capital secured a new senior loan to refinance the existing debt for the Hampton Inn Newark Airport located in ElizabethNew JerseyInfinity Hotels LLC acquired the property in 2022 as a Country Inn & Suites. Since their acquisition, Infinity has completed a renovation of the property and reflagged it as a Hampton Inn.

If you are one of the few wondering what happened to LuxUrban Hotels stock trading, it moved to the OTC market. While LUXH said they did it as a deliberate strategy to enhance operational efficiency, reduce costs and focus on key business priorities, their $0.28 per share stock price probably had a lot more to do with it. We have no idea how they stayed on the Nasdaq so long since their 52-week high is $0.30 per share, well below the $1 minimum bid price. LUXH said now they can pivot their business to acquiring high-value hotel assets that align with their vision.

Four First Nations joined InnVest Hotels to acquire a majority stake in Hilton Quebec. The Naskapi Nation, the Mi'gmaq, the Huron-Wendat Nation, and the Cree Nation united under a newly formed entity, Atenro, to complete the acquisition. Hilton will continue to manage the hotel. Hilton Quebec features 569 rooms and suites, a bar, two restaurants, a fitness center and a heated outdoor pool. The hotel is directly connected to the Quebec City Convention Centre, which hosts the city's largest ballroom and 22 meeting rooms. Bank of Montreal and First Nations Bank of Canada provided the credit financing necessary to ensure a successful closing.

Remington Hospitality announced Adrian De Gortari as its new Executive Vice President of Revenue. In his role, De Gortari will focus on creating a highly agile and standardized revenue management platform, empowering the company's team to optimize profitability and streamline processes. De Gortari joins Remington Hospitality from a private equity firm where he served as Senior Vice President of Revenue Management.

Olympia Hospitality announced the appointment of Kristie Rasheed as Vice President of Operations, who was hired to provide strategic leadership and oversight across all facets of hotel operations for the organization, which includes more than 38 properties. Rasheed most recently served as Managing Director at The Dewberry in CharlestonSouth Carolina.

The administrators of Glasgow's Virgin Hotel have completed the sale of the building more than a year after its sudden closure. Geoff Jacobs and Richard Heis from Interpath, the joint administrators of Lloyds Developments Limited, have sold the 17-story hotel to a Martin Property Group entity following an extensive marketing process supported by Savills. The hotel comprises 240 guest bedrooms, 165 of which are completed, in addition to a ground-floor restaurant and bar, mezzanine bar and lounge, terrace area and conference and meeting facilities.
